- Assists the Board with budget development and preparation.
- Financial report distributed as designated by the Board.
- Collects assessment payments, manages payment plans and works with attorney on collections including foreclosures and liens.
- Cash flow projections.
- Deficit funding and bad debt tracking.
- Maintain monthly bank accounts and conciliations.
- Monitor investment accounts to maximize interest returns.
- Directing year-end financial audits and tax return preparation.
- Vendor related duties including verifying contracts and insurance.
General Services
- We have experienced trained staff and we use state-of-the-art information systems for accounting, work orders and deed violation enforcement.
- We ensure that the board members are educated as well as homeowners on their responsibilities and rights under their governing documents.
- We prepare meeting notices, agendas and other necessary documentation for the Board, including welcome letters to new residents and we assist in setting up accounts including pool and gate passes.
- We understand and monitor our client’s needs regarding insurance, including fidelity, general liability, and professional liability coverage.
- We have good working relationships with our contractors, ensuring that they are licensed and insured.
- We are skilled in overseeing contracts, obtaining vendor bids and negotiates contracts for our customers and we diligently supervise all contractors to make sure their performance is up to our standards.
- We conduct property inspections Board with enforcement of Rules and Regulations.
- We insure accessibility to members for any issues and work diligently for solutions.
